Once you have come to terms and have all your legal ducks lined up, it is time to close. EverySingleHome can refer you to an experienced title company to make sure the closing goes smoothly.

In Utah, a title company usually serves two purposes:

  1. Title Insurer - They make sure the seller actually holds legal title to the property.
  2. Escrow Agent - They hold money and make sure the sale is properly recorded before funds transfer.

At closing you will meet with the title company to sign any final paperwork and exchange funds. Title to the home will then formally transfer from the seller to the buyer. At closing you will have a chance to review the Closing Statement which will detail all of the closing costs and adjustments between the buyer and the seller. Typically, once you have signed all the required legal documents, the title company will file the necessary paperwork with the County.
