Steps to Selling a Home
Selling a home is often perceived as a complicated and difficult process. In fact, it's really not that big of a deal if you understand each step of the process. In simple terms, selling your home really depends on your ability to handle these steps:
Prepare to Sell
Preparing to sell your home will require you to make three important decisions:
- How much will you ask for your home? This could be the most important of the three decisions you will need to make. To get an idea of your home's value, browse the ads on our Web site and look for homes that are comparable to yours. Once you have placed your ad, watch the price carefully and adjust if necessary. For example, you might find that hundreds of people are looking at your ad but no one is calling. This could be an indication that your asking price is wrong. A local real estate professional can also provide you with invaluable feedback and direction. HINT: Read the Do You Need an Agent section to see if an agent is right for you.
- What impovements can you make to maximize the return on your investment? Some improvements, though expensive, may not add any value to the home. Addressing other simple and inexpensive issues can significantly increase your home's value and marketability. HINT: Read the Showing Your Home section to find out which improvements will give you the biggest bang for the buck.
- How quickly do you need to sell your home? When will you move out? The timing of your sale can make or break the deal. Consider this decision carefully and be as flexible as possible. HINT: Read the Moving Tips section for ideas on how to minimze the stress during this disruptive time.
Find a Buyer
Finding a motivated and qualified buyer can be one of your most significant challenges. EverySingleHome will put your ad in front of more buyers than any than any other Utah County real estate advertising source. The key is to write a great ad that will catch the eye of the serious buyer.
Here are a few of the ways that EverySingleHome attracts buyers to your ad:
- Direct marketing to every household in Utah County.
- High profile billboards along the I-15 corridor.
- Word of mouth from satisfied homeowners who share information with their friends.
- Public relations work.
- Direct contact with buyers.
BUYER TRACKING - Many of our sellers have asked us how many times their ad is being viewed. We realize how critical this information is when selling your home. Our buyer tracker allows you to see how many times your ad has been viewed or saved. This information is only available to you, as the owner of that ad, and cannot be viewed by other EverySingleHome users.
Come to Terms
Once you have a potential buyer, you'll need to negotiate and come to terms. EverySingleHome provides unlimited support by phone and, if you prefer, can refer you to an attorney or experienced real estate professional that will walk you through the legal issues and make sure that you provide the buyer with all necessary disclosures. EverySingleHome will hold your hand all along the way, making sure you receive excellent service at a fair price. HINT: Read the Do You Need an Agent section to see if an agent is right for you.
Close
Once you have come to terms and have all your legal ducks lined up, it is time to close. EverySingleHome can refer you to an experienced title company to make sure the closing goes smoothly.
In Utah, a title company usually serves two purposes:
- Title Insurer - They make sure the seller actually holds legal title to the property.
- Escrow Agent - They hold money and make sure the sale is properly recorded before funds transfer.
At closing you will meet with the title company to sign any final paperwork and exchange funds. Title to the home will then formally transfer from the seller to the buyer. At closing you will have a chance to review the Closing Statement which will detail all of the closing costs and adjustments between the buyer and the seller. Typically, once you have signed all the required legal documents, the title company will file the necessary paperwork with the County.
